Sanitaiser yang ideal harus mempunyai sifat-sifat sebagai berikut :
\n1) Sifat-sifat destruksi mikroba
\nSanitaiser yang efektif harus :
\n\uf0b7 Mempunyai aktifitas yang seragam, spektrum luas terhadap sel-sel vegetatif dari bakteri, kapang dan kamir.
\n\uf0b7 Menghasilkan kematian yang cepat<\/p>\n

2) Ketahanan terhadap lingkungan
\nSuatu sanitaiser yang ideal harus efektif dengan adanya :
\n\uf0b7 Bahan organik (beban cemaran)
\n\uf0b7 Residu deterjen dan sabun
\n\uf0b7 Kesadahan air dan pH<\/p>\n

3) Sifat-sifat membersihkan yang baik
\n4) Tidak beracun dan tidak menyebabkan iritasi
\n5) Larut dalam air dengan berbagai perbandingan
\n6) Bau dapat diterima atau tidak berbau
\n7) Stabil dalam larutan pekat dan encer
\n8) Mudah digunakan
\n9) Banyak tersedia
\n10) Murah
\n11) Mudah diukur dalam larutan yang telah digunakan<\/p>\n

Sanitaiser Kimia<\/strong>
\nMeskipun panas dan sinar UV sangat efektif untuk proses sanitasi, hingga kini industri makanan masih sangat bergantung pada desinfektan kimiawi. Desinfektan tersebut akan membasmi sebagian besar mikroba, meskipun tidak 100%. Yang penting adalah karyawan wajib mempertimbangkan bahwa spora mikroba bisa bertahan terhadap desinfektan. Jadi permukaan yang sudah diberi desinfektan adalah tidak seteril. Sesudah sanitasi, jumlah mikroba berkurang banyak, tapi tidak steril, karena steril berarti tidak ada mikroba.<\/p>\n

Dalam peraturan GMP mempersyaratkan penggunaan zat kimia yang cukup dalam dosis yang dianggap aman. Sangat penting untuk mengikuti petunjuk penggunaannya dari pabrik pembuatnya. Efektivitas dari desinfektan tergantung pada jenis dan konsentrasinya, lama kontak, suhu dan pH. Sangat tidak berguna untuk melakukan desinfeksi suatu permukaan alat yang kotor, karena desinfektan menjadi tidak efektif. Desinfektan yang lazim digunakan adalah klorin, jod dan amonium quarterner. Desinfektan tersebut biasanya dilarutkan dalam air.<\/p>\n
